Environmental
Site Assessments (ESAs)
EnviroSure, Inc. offers services during the due diligence phase of real estate
transactions: Transaction Screens, Phase I Environmental Site
Assessments (ESAs), and Phase II ESAs. The level of due diligence
and associated service needed is often determined by the lender.
When environmental liabilities are believed to be minimal, a
Transaction Screen may be sufficient. Completing the more
comprehensive Phase I ESA offers the advantage of meeting the All
Appropriate Inquiry (AAI) regulation that is one of the requirements
to qualify for Landowner Liability Protections (LLPs) to
Comprehensive Environmental Response, Compensation, and Liability
Act (CERCLA) liability. EnviroSure offers soil and
groundwater investigations (Phase II ESAs), if needed, to further
evaluate environmental liability identified during the Phase I ESA.

providing soil and groundwater investigations and
remediation in addition to ESAs.
Most clients request
recommendations within Phase I ESA reports. Firms just
providing Phase I ESA services generally are not as
equipped to understand ever changing environmental
regulations relating to environmental investigation and
remediation. Without a broad knowledge base that
includes fully understanding current environmental
regulations, it would be difficult for these Phase I
only firms to best serve as a client advisor. EnviroSure works to become our clients’ trusted
advisor by providing a broad knowledge base and by
discussing environmental risk with our clients to
collaborate in developing an appropriate sampling plan,
if necessary, to further evaluate environmental
liability.
Brownfield Redevelopment
EnviroSure partners with developers of abandoned or underutilized
sites, known as Brownfields, by addressing environmental
concerns as the sites return as usable properties. With an
extensive knowledge of Pennsylvania’s Land Recycling Act
(Act 2) and New Jersey Department of Environmental
Protection’s (NJDEP) Voluntary Cleanup Program and
Industrial Site Recovery Act (ISRA), EnviroSure guides
our clients through the site selection process and provides
innovative solutions for redevelopment strategies.
